SURVEY AND REPORT (VERTICAL TRANSPORTATION EQUIPMENT)
• Survey existing installation and report on current condition.
• Detail compliance with current safety codes including the Health and Safety at Work Act and BS5655.
• Comment upon the life expectancy of the equipment and provide both long and short term recommendations together with budget costs.
• Carry out traffic analysis where necessary and produce computerised traffic performance data which will provide basic criteria of building lift performance, availability and actual requirements.
• Detail proposals for modernisation or replacement based upon the most economical solution or alternatives which may be required to meet the building needs.
• The above provides a comprehensive list of report criteria which if necessary can be adapted to report on specific areas or problems on which a client may require professional advice.
• Ensure that the contractor is carrying out his contractual obligations in accordance with the type of service or maintenance agreement.
• The preparation of maintenance agreements can be undertaken to suit clients own particular requirements.
• Survey installation, check general operation and (duplex/group etc.) interaction.
• Check maintenance standards with respect to cleanliness and overall condition. Advise compliance with current health and safety and British Standard requirements.
• Check on-site log cards to assess frequency and regularity of visits along with associated lift history.
• Evaluate insurance (Form 54) reports and contractors service reports to assess future budgeting requirements for works outside of service contractors obligation or scope.
• Provide detailed report on all aspects of the above items and comment upon recommendations for improvements of maintenance service,where necessary.
• Ensure that the contractor is carrying out his contractual obligations in accordance with the type of service or maintenance agreement.
• The preparation of maintenance agreements can be undertaken to suit clients on particular requirements.
SURVEY AND REPORT (MONITORING AND MANAGEMENT SYSTEMS)
• Check main system installation with respect to standard, condition and compliance with Health and Safety requirements.
• Carry out analysis and ascertain suitability of faults and events monitored.
• Carry out analysis of both historical and current data stored.
• Cross-check accuracy of computer generated report and display formats.
• Comment upon methods of communications between monitoring units and main CPU and between remote terminals/PC units and main CPU.
• Provide detailed proposals relating to the above along with recommendations concerning system upgrade, amendment, perceived and actual benefits, and operator usage and training.
• Please note that outstation sites can be visited and surveyed with respect to both operational and Health and Safety requirements at additional costs.
• Having surveyed the existing equipment, provide detailed proposals for modernisation or refurbishment in conjunction with any budgetary controls which may be necessary to meet clients cost plan.
• Prepare technical specification based upon design criteria to meet building requirements which if necessary may be established with traffic analysis to ensure the optimum solution.
• The technical specification is prepared on the basis of ensuring that where possible, as much of the existing equipment is retained and fully integrated with new systems to minimise costs including those related to associated builders and electrical work.
• The technical specification will detail all elements of the project works including detailed performance criteria together with the associated builders and electrical works. In conjunction with the clients requirements contractual documentation is also included for issue to a selected list of contractors.
• A tender analysis of returned tender documents is provided together with a technical and commercial report with recommendations for clients approval and acceptance.
• On receipt of contractors working drawings, these will be checked and approved to ensure compliance with design criteria and specification.
• Supervise site works which would include pre-site co-ordination and liaison with clients representatives and contractor. Maintain site supervision throughout the contract programme to ensure contract performance is achieved. Certify all contractors progress payments including those related to variation orders on approval by the consulting engineer.
• Witness test the complete installation to ensure compliance with technical specification, detail snagging list for completion by contractor and carry out final hand over to client.
• Provide performance criteria for vertical transportation systems and advise design team or client as necessary.
• Determine in conjunction with performance criteria the load, speed, capacity and number of lifts together with budget costs.
• Assist design team in providing preliminary information such as electrical loads and structural loadings.
• Prepare the technical specification based upon performance criteria for issue to a selected list of contractors.
• Provide tender analysis report, with both technical and commercial appraisal of tenders with recommendations and approval in conjunction with design team.
• Check contractors working drawings which would be co-ordinated with architectural finishes.
• Witness test the complete installation to ensure compliance with technical specification, detail snagging list for completion by contractor and carry out final hand over to clients representative.
